These are the same steps our staff use when they help someone. "They" means the person who needs help: you, or someone you are helping. Go in order, and call ahead when you can.
1Find out the situation
You can ask"Do you own the mobile home, or rent it? Is it in a park, or on your own land?"
You can ask"Did you get a paper from the park or landlord? Can I see it?"
Look for dates on the paper. Deadlines can be very short.
You can say"New Mexico has a special law for people who own a home in a mobile home park. It gives you some rights."
2Behind on lot rent
The park must give written notice. The person then has at least 3 days to pay the rent and utilities before the park can go to court.
Help them pay fast if they can. Get a receipt for every payment.

Never ignore court papers. Go to every court date.
3Told to leave the park for another reason
The park can end the lease only for certain reasons: breaking park rules or state law, bothering other residents, or a change in how the land is used.
The notice must be in writing and say why. If it was taped to the door, a copy must also come by certified mail.
They usually get at least 30 days to move the home (60 days for a double-wide), counted from the end of the rent period.
If the park is closing or changing use, residents must get at least 6 months written notice.
A park cannot make someone leave only because the home is old or a certain size.
Rent cannot go up without 60 days written notice. New rules need 30 days written notice and must be reasonable.
